OVERVIEW:
The Sports Authority assigned their exclusive agent, The Retail Connection, the task of finding a location in Rockwall, Texas [a rapidly growing suburb east of Dallas]. No suitable location could be found until the team created a solution per the adaptive re-use of a former grocer location. The Retail Connection collaborated with The Sports Authorities real estate team and Dunhill Partners [the prospective purchaser of the building] to create responsive deal structure that would simultaneously enable TSA to take the entire 55,740 square foot free standing building and Dunhill to secure the financing necessary to acquire the property in a very difficult lending environment.

OPPORTUNITIES | CHALLENGES:
The former Albertsons is a separately owned building within a Target-anchored shopping center located at the dominant intersection for the Rockwall trade area. However the building was approximately 30% larger than The Sports Authority’s prototypical layout and it was cost prohibitive to demise the building.

RESULTS
The result was a ten (10) year lease that transformed a vacant building into a vibrant retail operation that will ultimately add 50 -75 new jobs and millions of dollars to the Rockwall tax base. This was The Retail Connection’s 9th lease negotiated on The Sports Authority’s behalf and the 17th store in the trade area.
