The Retail Connection, L.P. Announces Grand Corners as its First Major Project to Be Developed in Greater Houston ---Bed, Bath and Beyond Commits

April 2nd, 2008 - Dallas, Texas.  Less than a year after opening its Houston office, The Retail Connection L.P., a real estate services and investment company with offices in Dallas, Houston and San Antonio, is announcing its first major development, Grand Corners, to be located at the Northeast corner of Grand Parkway (Highway 99) and Westpark Tollway (FM 1093) in Ft. Bend County, Texas. The project falls under the development arm of the organization, Connected Development Services, L.L.C. “We are very pleased to announce what we believe will be a much needed shopping destination for this high growth area in Fort Bend County,” said David E. Kayle, Senior Vice President of Connected Development Services L.L.C. Kayle recently joined the Houston office of The Retail Connection to lead development efforts there. David Wilson, President of Connected Development Services, and David Stukalin, President of The Retail Connection - Houston, made the announcement official last week. The project sits at the front door of Grand Lakes, Seven Meadows, Cinco Ranch and Long Meadow Farms. Fort Bend County is building its new Precinct Three office adjacent to the project. "Our tenants led us to this terrific location, with Bed Bath and Beyond being the first to commit for a 2009 opening,” stated Stukalin. “This trade area of Fort Bend County is the sweet spot for most retailers today---high growth, high income and high education level” said Stukalin, with average household incomes within the three mile radius over $126,000.” “Based on the initial tenant interest, we expect to build a 400,000+ square foot shopping destination, including some much needed quality restaurants for this regional, “Main and Main” location of Ft Bend County,” Stukalin said. Steven A. Lieberman, CEO of The Retail Connection said “we have seen exponential growth in our development services over the past three and a half years, due to our tenant driven development platform. “ With Houston’s diversified economy, low cost of living, and new job growth, retailing has clearly benefitted,” said Lieberman. The Retail Connection wanted its first Houston project to set the tone for what is to come as the four year-old company rolls out brokerage and investment services in Houston and the surrounding areas. “Fort Bend County, and more specifically Katy’s attractive growth rate at 8%, and reputation as one of Texas’s fastest growing school district, is exactly the type of area we want to invest in over the next several years, as we build a strong foundation for our development efforts in both Dallas and Houston,” Lieberman stated. The Retail Connection provides strategic planning, tenant representation, project leasing, general brokerage, surplus property dispositions, national advisory services, as well as acquisition, development and merchant banking services.
